Katy Moore and Wesley Smith are the head property managers at Freedom Property Management. They each have over 20 years of experience as property managers, and a strong history of customer service and relationship management.

Will I have a dedicated property manager? Who will look after me?

While you will have a dedicated property manager to oversee the regular management of your property, there will also be a team in the background. Freedom is structured so that you have us as your property management team and an individual property manager.

Why do I need a property manager?

It may seem tempting to manage your property yourself and skip the fees, but that’s where the temptation should end. Self-managing your property is high risk and is likely to cost you more in the long term. It also takes away your freedom and steals time that could be spent elsewhere in your life.

Managing property needs to be done correctly. There are a number of disciplines and processes involved and statutory requirements that have to be met. All activities must be conducted in accordance with the Residential Tenancies Act and its numerous amendments and there are multiple areas of compliance that need to be satisfied to avoid costly penalties.

For a property to be managed successfully our team expertly navigates the following:

  • Advertising and marketing
  • Letting – management of enquiries and property viewings
  • Tenant application management and vetting processes to ensure your tenant is able to satisfy their obligations and pay the rent.
  • Set up and administration of Tenancy Agreements
  • Production and execution of Tenancy Agreements
  • Facilitate Healthy Homes and other property reports
  • Facilitate required Healthy Homes upgrades and changes.
  • Property handover
  • Routine inspection and reporting
  • Maintenance management, both proactive and reactive.
  • Organising and managing of trades people and contractors 
  • Collection of rent and outgoings 
  • Preparing of accounting statements and disbursement of funds 
  • Tenant performance management, rent reviews and Tenancy renewal management
  • Issuing of general notices, breach notices and body corporate notices as required, in accordance with the Residential Tenancies Act
  • Final/Vacate bond inspections and bond refund process
  • Property preparation and turnaround at the end of a tenancy to ready for a new tenancy

Who will be my point of contact after I have moved in?

Your primary point of contact will always be your property manager. If your property manager is not available, you can speak to anybody in our support services team.

Your property manager will run through all the details for contacting us and logging maintenance or dealing with other matters at your handover as part of your induction.

What are the fees and are they complicated or hard to understand?

Freedom Property Management gives you the freedom to choose your Fee structure. Most landlords choose our simple all inclusive fee package with no hidden costs.

I’ve been quoted a cheaper management fee and rates. Why are you more expensive?

If my application is approved, what are the costs involved in moving in?

Your first two weeks' rent in advance is payable on signing the tenancy agreement.

Your bond, the equivalent to 4 weeks' rent, is payable prior to the handover of the keys to the property.

I find that I keep missing out on properties. What can I do to secure a property?

Once you've viewed a property that you like, you should apply as quickly as possible, make sure your application is fully completed and submitted. Once you've registered on our online platform, you will be able to quickly apply for new properties. You'll be sent a link to apply for the property directly after the viewing.

We work on a "first in, best dressed" approach with applicants, so if you really want something, you need to ensure that you submit your application promptly after the viewing.

I find it difficult to get to property viewings during working hours. Do you do after hours?

Not to worry, we know how difficult it is balancing your work and home life. We can often arrange viewings after hours where possible in the evenings and weekends.

How do I sign the tenancy agreement and move into my new property?

After your application has been approved, we will send you the tenancy agreement to sign.

On your moving day, your property manager will meet you at the property to hand over the keys. They will show you through the property and point out any items that you may need to know about. They will assist you with instructions on how to care for the property.

How do I arrange to view a property I am interested in?

Simply go to the available rental on our website or on Trade Me and click the "Book Viewing" button. This will take you to our booking page.

Do you have to pay anything before you start?

No, Sign up with us and we will pay the initial advertising costs and deduct them from your rental income once your property is let.

Do I need landlord insurance?

Yes. Landlord insurance will cover you for any unexpected loss like wilful tenant damage to the property, death of a tenant, abandonment, and other unforeseen events. We would advise you to insure with a reputable insurer and can assist you in this process.
